Executive Summary

An established self-storage facility in NW2 (Cricklewood, North West London) is evaluating Google Ads as an acquisition channel. This report covers measured search demand, competitor positioning, cost per acquisition, and a recommended campaign structure.

The headline findings:

Google Ads works here, but at a smaller scale than expected. Google's own campaign estimates for the NW2 catchment show 35 conversions per month at £757, rising to only 95 conversions at £9,100. The catchment saturates quickly — twelve times the budget buys 2.75 times the volume.

The recommended opening budget is £25–£50 per day (£760–£1,520/month). Beyond £50/day, cost per conversion degrades sharply.

One keyword stands out. "Self storage cricklewood" costs £2.88 per click at Low competition and grew +900% year-on-year. It is less than half the price of London head terms and the cheapest qualified traffic available to this site.

Two competitors are in active lease-up — Big Yellow opened a £18m, 135,000 sq ft flagship at Staples Corner around June 2026, and Attic Self Storage opened nearby running the deepest discount in London. Competing on discount depth is not viable.

Two verified gaps are exploitable. The category systematically hides prices — seven major operators publish no usable rate card. And every valet operator advertises "insurance included" while selling a £100 liability cap, not insurance, per their own terms and conditions.

The Cricklewood growth figure warrants a caveat: +900% from a small base means roughly 30 searches rising to 300. Real growth, small starting point.

1.3 What the area data means

Distance does not predict search volume. Wembley, Edgware and Acton sit 4–6 miles out and carry more searches than Willesden next door.

Three overpriced traps: Neasden at £22.77, Colindale at £21.88 and Golders Green at £20.16 top-of-page — premium prices on 10–100 searches a month.

Two areas are contracting: Burnt Oak at −100% across both periods, Hampstead at −90% over three months.

Postcodes do not work as keywords. NW2, NW6, NW10, NW11 and "north west london" all returned zero search volume. Postcodes work for targeting, not as search terms.

Total area-term volume is 300–900 searches per month. That is not a campaign. The volume lives in generic and "near me" terms, which Google resolves by the searcher's physical location.


2. Cost and Forecast

2.1 Google's estimates for the NW2 catchment

Built as a campaign draft with postcode targeting across seven postcodes: NW2, NW10, NW6, NW11, NW4, NW9, NW3. Presence-only targeting. Maximise conversions bidding. NW2 alone shows a reach of 222,000 people.

2.2 Reading the curve

The catchment saturates fast. Twelve times the budget buys 2.75 times the conversions. Cost per conversion moves from £22 to £95 — 4.3 times worse.

The efficient zone is £25–£50 per day. Beyond £50/day each additional pound buys steeply less.

£200/day is a dead zone — 19 conversions weekly versus 18 at £150. An extra £1,517 per month for one more conversion per week.

Aggressive bidding is poor value in this catchment. At £300/day the cost is 6× that of £50/day for roughly 2× the volume. This is not a failure of bidding strategy; a seven-postcode catchment contains a finite number of searches, and no bid creates more of them.

2.3 Important caveats on these numbers

Conversions are not lets. Google counts form submissions and phone calls. At a 40% enquiry-to-let rate, 35 conversions per month is approximately 14 actual lets.

The conversion rate is Google's assumption, not measured data. The account has no conversion history, so Google has nothing to derive a rate from. Treat the cost-per-conversion column as the optimistic case.

Estimates drift daily. Google recalculates from the last 7–10 days of auction data.

These figures carry real uncertainty. The LTV chain was built on a London rent of £42/sq ft/yr, which sits above the verified operator-achieved band of £32–£37/sq ft/yr taken from Big Yellow's and Safestore's own filings. Rebuilt at £34, gross LTV falls roughly 20% and target CPA moves to about £240.

Honest assessment: the economics look workable, not comfortable. There is headroom, but it is thinner than a naive reading suggests, and it depends on a click-to-let rate that will not be known for 90 days.


3. Competitors

3.1 The NW2 catchment is contested

3.2 Two competitors are in lease-up

Big Yellow Staples Corner is a brand-new £18m, 135,000 sq ft, six-storey flagship completed around June 2026, showing 5/5 from only 6 reviews — a store filling from zero.

Attic Staples Corner opened recently and runs the deepest offer in London: 50% off 12 weeks, or 6 weeks free.

A facility in lease-up discounts hard and bids hard, because empty space earns nothing. Competing on discount depth against an £18m flagship with floors to fill is not viable.

3.3 The review mountain is smaller than it appears

Headline review counts are brand-wide and intimidating. But Extra Space took the top local-pack slot in two of three captured searches on 21 reviews and no paid search activity found. The realistic target is 20–30 reviews at 4.9+, not a thousand.

Caveat: those captures came from a single point in North West London, so this is one observation rather than a proven London-wide pattern.

3.4 Verified gap one — the category hides its prices

Safestore, Access, easyStorage, Vanguard, Cinch and Extra Space publish no usable unit price ladder. Big Yellow is a partial exception, publishing a handful of promotional national prices but no London rate card.

Worse, three competitors advertise headline prices their own websites contradict:

The cheap headline numbers in this auction are bait, not market rate. Benchmark against published ladders and quote engines, never against competitor ad copy.

3.5 Verified gap two — "insurance included" is not insurance

Every valet operator advertises insurance. None of them sells insurance. From their own published terms:

A customer storing £15,000 of contents is structurally uncovered at all three unless they buy up, and even top tiers cap at £10,000–£25,000.

Mandatory insurance for £4,000 of cover clusters tightly across traditional operators: Big Yellow £27.08/mo, Shurgard £26/mo, Access approximately £25/mo. Stackt is the only operator including cover at £0. Safestore and Attic publish no insurance price at all.

3.6 The valet operators carry a cost structure you do not

LOVESPACE's own live rate card shows a 50 sq ft unit at £132/month — plus £199 collection and £199 return, roughly £398 of one-off logistics. At 100 sq ft that load reaches £750.

That is the structural weakness of the collection model and the angle against them on total-cost comparisons, though not on headline weekly rate where they win.

On the CPC cap: Google's top-of-page low estimate is £6.39–£8.81 on every core keyword. A £6 cap sits below all of them and would keep ads off the top of page on the exact terms the strategy depends on. For top-of-page presence, the cap needs to be £9–£10. A lower cap is a deliberate choice to buy cheaper, lower positions.

What you cannot beat: their discount depth, their price-match guarantees, or their brand review counts.

Both differentiation angles carry the same hard condition: only run them if they are genuinely true of your offer. A promise the landing page cannot keep destroys Quality Score and customer trust simultaneously.

4.5 Pre-launch requirements

Conversion tracking and auto-tagging must be live before the first click. There is no backfill, and a click ID cannot be attached to a lead retrospectively. For a business where the money event — a signed let — occurs days after the click, this is the difference between optimising for actual lets and optimising for cheap form fills.

First 90 days: measure click-to-let rate. This single number determines whether the channel works. At 1.5% click-to-let, aggressive bidding loses money. At 3% or above, it works.

Scaling: move to £50/day only after click-to-let is measured. Past £50/day the catchment is tapped out.


5. Recommendations

1. Open at £25–£35 per day (£760–£1,060/month). This is Google's efficient zone and matches the independently modelled competitive tier.

2. Give Cricklewood its own ad group and budget line. At £2.88 per click with Low competition and +900% growth, it is the single best-value keyword available to this site.

3. Build the campaign on "near me" terms with postcode targeting, not on area names. Area names total only 300–900 searches per month; "near me" terms carry 1k–10k each and Google serves them by searcher location.

4. Do not fight the discount war. Two neighbouring competitors are in lease-up and will out-discount anything sustainable. Compete on the total bill — insurance, deposit, admin, billing honesty, access hours.

5. Build the Google Business Profile and review base before scaling ad spend. Extra Space took the top local slot on 21 reviews and no paid search. Target 20–30 reviews at 4.9+.

6. Publish a real price ladder. Seven major operators publish nothing usable. It costs nothing to build and no incumbent can copy it without repricing their own book.

7. Instrument before spending. Conversion tracking, call tracking and click-ID capture on the enquiry form, all live before the first click.


Appendix — Method and Confidence

Primary sources. All keyword volumes, competition ratings and top-of-page bid ranges were captured directly from Google Ads Keyword Planner within the account on 2026-08-10. Budget and conversion estimates were captured from Google's campaign builder estimate panel using postcode targeting on the same date. Competitor advertising was captured from three live Google search results pages, geolocated to North West London.

Secondary sources. Market sizing, unit economics and competitor pricing were assembled from operator filings, published rate cards and terms-and-conditions pages, each cited in the underlying research files.

Verification. All findings were subjected to an adversarial cross-document audit — four independent auditors examining contradictions, arithmetic, unsupported claims and decision risk, with each finding tested by two further independent reviewers. Fifty-nine issues were identified and corrected, including one high-severity error where an insurance price spread had been built on a figure the underlying research had explicitly flagged as unreliable.
